Chalet Beradis is a beautifully renovated, energy efficient 6 bedroom chalet located in the residential area of la Frasse, a short walk to the north-east of Chamonix town centre. It has a fabulous double-height living area with expansive views of the Mont Blanc massif and open grounds to the south and west.

The chalet was stripped back to the structural shell in 2010 and fully renovated through to 2011 with quality materials and finishings. The works considerably increased the insulation of the property, including a new roof and triple glazed windows and Veluxes. The heating (underfloor) and hot water are provided by an extremely efficient air source heat pump, meaning the chalet is highly economical to run and environmentally efficient.

Chalet Beradis is built on 3 levels. At the ground floor, there are 2 ensuite bedrooms, a ski-bike room with laundry and sauna with shower as well as access to the outdoor hot tub (included in the sale). On the first floor is the impressive, open plan living, dining and kitchen area with large fireplace and floor to ceiling glass on the south-west sides, as well as another bedroom with adjacent "Jack and Jill" bathroom. The living area leads onto a good sized balcony with plenty of space to eat outside. On the top floor, there are a further 3 ensuite bedrooms.

Our opinion

There aren't many chalets of this ilk. A good size, traditionally styled but with modern, contemporary features and easily walkable to Chamonix centre. The big, double height windows in the living area offer spectacular views but what really sets it apart is the amount of open ground around the chalet. Presently run as a rental property with an amount of personal use, the chalet would work well as an investment or as a family home with minimal alterations.

Location

The chalet is situated in one of the original hamlets in the Valley, la Frasse, just to the north-east of Chamonix centre. It is just under a 10 minute walk to the town, a few more minutes to the main square (Place Balmat), or a very short drive. La Frasse is a quiet, residential area. For access to the pistes, the nearest public transport (bus stop) is on Route du Bouchet, 200 metres from the chalet via a path, or 400 metres via the road. The main Chamonix train station is 10 minutes' walk away (850 metres). The nearest bar and restaurant is the Micro-Brasserie de Chamonix (MBC), which is just over 5 minutes' walk.
