Chalet PierreLes Houches, France
|Total Area:||562 m²|
|Land Area:||3 736 m²|
The main chalet is on three floors and provides a mix of authentic Savoyarde history and the comforts of modern living. It was originally built by Piedmontais hill farmers between 1775 and 1777 and was a working farm for the next 200 years before becoming an auberge in the 1940s. In addition it was a hostel for a large number of child refugees during the Second World War. In the 1990s it became a family home and was renovated in 2005.
The chalet is accessed via a long gravel driveway past a quadruple garage. The main entrance leads into an L-shaped hall/reception area and through to a large lounge with original open fire. There is a bar and formal dining room accessed from the lounge. The small, well-equipped kitchen opens on to the main dining area and the 'winter garden' with an open fire and wonderful views. There is also a cinema room, a second kitchen, a laundry room and a wine cellar on this floor.
The huge terrace (approx 140m²) is accessed from the lounge and dining areas and has magnificent views of the entire Chamonix Valley and its surrounding peaks.
The first floor has 3 ensuite bedrooms and a separate studio apartment. This apartment could be incorporated into the main chalet with relative ease. The top floor of the chalet has been converted into a stylish 'hayloft' perfectly suited for a kid's den. It is an open dormitory with beds and TV/games area. There is a bathroom, a shower room and plenty of storage on this floor.
In the property's grounds there is a 155m², three storey, 7 bedroom guest chalet. The living area of the chalet was refurbished in 2003 however the bedrooms would benefit from being modernised. There is also potential to rebuild this building and possibly extend it.
There are three mazots (individual out-houses) on the property. One has been converted into a sauna and the other two are suitable for storage.
A wonderful opportunity to buy a true piece of history. The large, converted farmhouse is in an exclusive position in Les Houches - it's quiet, private and has the most amazing views. Further opportunity to develop the guest house is a great bonus too.
